FREQUENTLY ASKED QUESTIONS

Questions agents ask us

What does a real estate transaction coordinator do?

A real estate transaction coordinator manages the administrative side of a real estate deal from executed contract through closing. At Taylor Transactions, we track all contract deadlines, collect and review documents, coordinate communication between agents, lenders, title companies, and attorneys, ensure file compliance, and deliver a complete closing file. This lets agents stay focused on clients and new business instead of paperwork. We serve agents, teams, and brokerages across Georgia, Florida, and the East Coast, with contract-to-close coordination starting at $400 per file.

How much does a transaction coordinator cost in Georgia?

Transaction coordinator pricing in Georgia typically ranges from $350 to $500 per file. Taylor Transactions charges $400 per file for full contract-to-close coordination, $250 for listing coordination, $50 for offer writing, and $50 for standalone MLS input. The contract-to-close fee covers the entire transaction from executed contract through closing, including deadline tracking, document management, multi-party communication, and compliance review. The fee is typically collected at closing through the settlement statement, so there is no upfront out-of-pocket cost in most cases.

Do I need a transaction coordinator if I'm a new agent?

New agents often benefit most from a transaction coordinator. Early in your career, every deal is a learning curve, and missing a deadline or compliance item can cost you a closing or your reputation. A transaction coordinator ensures nothing slips through the cracks while you focus on building relationships and closing more deals. At Taylor Transactions, we handle the deadlines, documents, and communication so your transactions run smoothly from day one — at $400 per file, contract to close.

What's the difference between a transaction coordinator and a closing attorney?

A transaction coordinator and a closing attorney serve different roles. A transaction coordinator manages the administrative process — tracking deadlines, organizing documents, coordinating communication, and ensuring file compliance from contract to close. A closing attorney handles the legal aspects of the closing itself, including title work, the settlement statement, and the legal transfer of property. The two work together: at Taylor Transactions, we coordinate directly with your closing attorney throughout the transaction to keep everything aligned and on schedule.

Can a transaction coordinator work with any brokerage?

Yes, a transaction coordinator can work with agents at virtually any brokerage. Taylor Transactions serves independent agents, teams, and brokerages across Georgia, Florida, and the East Coast, and we have coordinated files for agents at Epique Realty, eXp Realty, Keller Williams, Century 21, and Perfection Street Realty, among others. We adapt to your brokerage's specific compliance requirements and the software you already use, so there is no need to switch systems or change how you work.

Do you work with Epique Realty agents?

Yes, Taylor Transactions is a preferred transaction coordination partner for Epique Realty agents in Georgia. For Epique agents, transaction coordination is covered through the brokerage, meaning there is no out-of-pocket cost to you per file. We handle SkySlope file setup, deadline tracking, introduction emails, lender check-ins, compliance corrections, and CDA confirmation. Epique agents submit transaction requests through the Epique Cloud dashboard. Visit our Epique Realty page for full details on what's included.

What's included in your contract-to-close service?

Our $400 contract-to-close service covers the entire transaction from executed contract through closing. This includes opening the file within 24 hours, tracking all contract deadlines, collecting and reviewing documents, coordinating with the lender, title company, closing attorney, and co-op agent, sending introduction emails to all parties, managing disclosures and amendments, confirming the CDA before closing, and delivering a complete, compliant closing file. You receive proactive updates throughout, so you never have to chase down the status of your transaction.

How quickly can you start managing my transactions?

We can typically begin managing your transaction within 24 hours of receiving your executed contract or completed intake form. Once you submit a new file, we confirm receipt, build the file, establish all key deadlines, and send introduction emails to every party — usually the same business day. Taylor Transactions commits to a same-business-day response on all emails, calls, and messages during business hours, with urgent contract-related items addressed within two hours.

What software do you use? Do I need to switch systems?

You do not need to switch systems to work with us. Taylor Transactions works within the platforms you and your brokerage already use, including SkySlope, DotLoop, DocuSign, and others. For Epique Realty agents, we work directly in SkySlope. We integrate cleanly into your existing workflow with no learning curve on your end, so you can keep operating exactly as you do now while we handle the coordination behind the scenes.

Are you a licensed real estate agent?

Taylor Transactions provides administrative transaction coordination services and does not provide legal advice, contract interpretation, or negotiation. We handle document management, deadline tracking, scheduling, signature coordination, and communication logistics. All legal and contractual decisions remain with you as the licensed agent. This clear scope keeps your transactions compliant and ensures that licensed professionals make the decisions that require licensure, while we manage the administrative details that keep your deals on track.

What states do you serve?

Taylor Transactions serves real estate agents, teams, and brokerages across Georgia, Florida, and South Carolina, as well as the broader East Coast. Georgia is our primary market, and we are well-versed in Georgia-specific contracts, deadlines, and brokerage compliance requirements, as well as Florida's FAR/BAR contract structure. If you are an agent in a neighboring state and want to confirm we can support your transactions, reach out and we will let you know.

How do I submit a new contract to you?

Submitting a new contract is simple. Use the Submit a Contract form on our website to send us your executed purchase agreement, and we will send you an intake form to collect property details, client information, contingencies, escrow and title contacts, and your communication preferences. We confirm receipt and build your file within 24 hours. Epique Realty agents submit requests through the Epique Cloud dashboard instead. No lengthy forms or uploads are required to get started.

What if my deal falls through — do I still pay?

Our transaction coordination fee is typically collected at closing through the settlement statement, so if a deal does not close, you generally do not pay the full contract-to-close fee. This structure means there is usually no upfront out-of-pocket cost to begin working with us. Specific terms are outlined in our client service agreement, which we complete once before your first transaction. Reach out and we are happy to walk you through exactly how billing works for your situation.

Can you help with offer writing if I don't have a TC contract with you?

Yes, offer writing is available as a standalone service for $50 per offer, with no ongoing contract required. We prepare your offer paperwork in your preferred platform — DotLoop, DocuSign, or SkySlope — based on the terms you provide, assemble all required addenda and disclosures, and deliver the completed package for your review and signature. We do not determine or recommend offer terms, pricing, or strategy; those decisions remain entirely with you as the agent. Standalone MLS input is also available for $50.

What makes Taylor Transactions different from other Georgia TC services?

Taylor Transactions combines 10+ years of real estate experience with a proactive, detail-driven approach and transparent, published pricing. We have coordinated 150+ transactions and commit to a same-business-day response, with urgent items handled within two hours. Founder Lauren Taylor leads every file personally, bringing structure and clear communication to agents, teams, and brokerages across Georgia, Florida, and the East Coast. Our pricing is published openly — $400 contract-to-close, $250 listing coordination, $50 offer writing, $50 MLS input — so you always know exactly what to expect.

Organization isn't optional — it's the advantage.
